Commission gives initial approval for large Sugar House project - Building Salt Lake – June 29, 2017

Developers can now move forward on the redevelopment of the former Shopko site in Sugar House, but a few restrictions remain. On Wednesday, the Salt Lake City Planning Commission approved with conditions a conditional building and site design review (CBSDR) for the three-building development proposed for a nine-acre parcel on the 2200 South block between 1300 East and Highland Drive. The project, by developers Sentinel Development in collaboration with real estate investment company Westport Capital Partners, will consist of a medical building and outpatient clinic run by the University of Utah, an office building, residential building, parking podium and two new streets. While the CBSDR approval allows developers to begin construction once building permits are approved, the developers will need to return for to the Planning Commission for approval of ground floor elements in portions of the development before a certificate of occupancy can be issued.

UofU Health to anchor Sugar House development - The Enterprise – June 26, 2017

Westport Capital Partners has announced that University of Utah Health will lease one of the company’s two new office buildings in its previously announced Sugar House development located at 2300 South and 1300 East in Salt Lake City. UofU Health will be the sole tenant of 170,000 square feet in the building on the southeast corner of the development.” University of Utah Health is the perfect partner for the Sugar House community,” said Greg Geiger, principal and portfolio manager for Westport. “Early on in the planning process we sought feedback from the community on what they wanted to see in the area. One of the key themes we heard was that Sugar House really needs more daytime users for existing retail and dining establishments. University of Utah health clinic planned to replace old Shopko in Sugar House - Salt Lake Tribune – June 23, 2017

A University of Utah health clinic will be the major tenant in a three-building office and residential complex proposed for the old Shopko grocery store site at 2290 S. 1300 East in Sugar House. Westport Capital Partners, which manages the fund that owns the irregularly shaped 9-acre parcel stretching west to Highland Drive, said in a news release Friday that the U. clinic will be the sole tenant of a 170,000- square-foot office building that will anchor the project's east side. That 100-foot-tall building would be accompanied by a somewhat smaller office building and a 200-unit residential tower with retail on the ground floor — provided the project secures Salt Lake City approval.

The proposed redevelopment of the site of the former Shopko in Sugar House is large, consisting of three separate buildings at or near 100 feet in height on nearly nine acres near the heart of the iconic neighborhood. Yet, while most issues surrounding new development revolve around height concerns, during Wednesday’s work session between the project’s developers and members of the Salt Lake City Planning Commission, it was the plans for the project’s street level that attracted the most scrutiny.
